A city within a city

The Sustainable City – Yiti is a joint venture between Diamond Developers and OMRA—the team behind the original Sustainable City in Dubai. Their vision of eco-conscious urban living is now taking shape in Oman.

The development spans 86 hectares along the Gulf of Oman coastline, 30 kilometres from central Muscat. It will deliver 1,657 homes: studios, one- to three-bedroom apartments, three- and four-bedroom villas, and a collection of branded Nikki Beach residences.

Sustainability is at the core of the project's design. Rooftop solar panels generate electricity for the community, keeping residents' energy costs significantly lower. The development is targeting net-zero carbon emissions by 2040—setting a new benchmark for eco-conscious living in Oman.

Between the sea and the mountains

The Sustainable City – Yiti sits in the Yiti district, one of Muscat's most scenic corners, between the Gulf of Oman coast and the inland mountain ranges. Muscat International Airport is around 25 minutes by car. Yiti's beaches are UNESCO-protected and have kept their natural character largely intact.

The development neighbours landmark resorts—Al Bustan Palace, Shangri-La Barr Al Jissah, and Nikki Beach Resort, whose brand is also represented within the project. The Sustainable City is conceived as a self-contained neighbourhood with everything on-site: a school, nursery, medical clinics, a shopping centre, restaurants, retail, and open spaces for everyday life.

Investment potential

Prices start from $172,000 for a studio and from $530,000 for a villa. Payment plans are available with a 5% down payment, staged payments during construction, and a final payment on handover. Buyers who intend to live in the development can access post-handover plans of three to five years.

The development is open to foreign nationals, with ownership qualifying buyers for an Omani residency permit. Demand has been strong: villa reservations in the first phase exceeded OMR 10 million before sales officially launched. Nikki Beach branded residences have historically held their value well at resale, and owners can earn additional income through Nikki Beach Hospitality's managed rental programme.
